• India doesn’t need more skyscrapers—it needs smarter, faster, safer buildings where people actually live. 75% of India is rural and underserved, yet most construction innovation goes to the top 10% of high-rises.
• 𝗪𝗲’𝗿𝗲 𝗳𝗹𝗶𝗽𝗽𝗶𝗻𝗴 𝘁𝗵𝗮𝘁 𝘀𝗰𝗿𝗶𝗽𝘁.
• The insight was simple: if rural India can use high-tech products—cars, tractors, smartphones—why can’t they access world-class buildings too?
• So we productized low-rise construction.
• Instead of chaotic site work, we manufacture buildings in factories-with precision, scale, and predictable timelines-and deploy them anywhere in India.
• A school in Odisha deserves the safety of a Corporate Headquarters.
• A clinic in Bihar deserves Apollo-level hygiene.
• A micro-processing unit run by a women’s self-help group in Tamil Nadu deserves ITC-grade reliability.
• Since 2018, bootstrapped, we’ve built 1,500+ buildings-including 500+ schools, clinics, and shelters-across 21 Indian states and in Africa.
• We’ve partnered with Fortune 500 Companies, State Governments, and development banks. With strong pilots and live projects across F&B, edge data centres, FMCG, oil & gas, healthcare, Global Exports and PSUs, Modulus is demonstrating what the future of distributed low-rise infrastructure should look like—faster, more cost-efficient, and built to higher standards of quality.
• From IIT Madras Research Park, our 70+ member team is redesigning how India builds—using precision engineering once reserved for skyscrapers, now delivered to places that need it most.
• Scaling in a bootstrapped fashion from ₹20 Lakh to over ₹200 Crore in project deliveries within 4 years. with strong product-market fit, sustainability, and healthy cash flow, we have now raised our first funding round of $8M to further scale our vision.
