Year 3 - 5: Ran a four-decade-old property development firm and the humbling truth that legacy businesses outlive clever ideas. Year 5 - 10: Advised early-stage founders across the US and India before building my own. You learn more from watching ten founders make ten different mistakes than from any MBA. In 2015, co-founded Lendbox when P2P lending was a regulatory grey area with no playbook. A decade later: 40% market share, 5 lakh investors, 92% repeat rate. The category is real. Year 10 - 16: Per Annum: Alternative Investment opportunities, a conviction that stable wealth creation in India is still radically underbuilt. In March 2025, launched Estates by Per Annum, fractional ownership of Grade A residential properties across top metros. Crossed ₹500 Cr AUM in year one. Two products. One belief: India's best investment opportunities shouldn't be a privilege of the few.
