• Steered the design of the company’s main building platform (prefabricated 24-unit garden-style apartment) 30% below market in 3 months using Target Value Design approach (equivalent to ‘Target Costing’)
• Managed cross-functional team involving 13 disciplines to design new building platform, budget: 50M
• Developed schedule, managed dependences, mitigated risk and delivered on time the building platform unique documentation set (e.g., permit set, factory shop drawings, field work instructions, fastening standards)

• Pioneered the implementation of a company-specific new product development approach for 20+ new prefabricated assemblies
• Developed schedules, monitored progress, mitigated risk, and reported weekly progress to the CTO on 8 R&D products (e.g., bath kit). Budget: $4M. Reduced new product development lead time by 20%
• Led team to troubleshoot field implementation challenges of 25 new prefabricated assemblies on live construction projects. Provided feedback to engineers using DfX. Resulted in increase of “acceptance percentage” by the construction team of the new prefabricated assemblies from 40% to more than 70% at Pilot stage

• Managed a 35M tenant improvement project for a large tech company in Mountain View. Facilitated planning, using language-action during lookahead planning and daily huddles. Increased subs participation to lookahead planning (from 4 trades when initially involved, to 10).
• Project-managed the exterior work (1.2 M), including: leveled quotes for subs selection, wrote and issued subcontracts, updated master schedule, negotiated change orders, managed project documentation.
• Represented the company at the (biennial) Construction Research Congress in Louisiana, where I presented 2 research papers.
